Specific property rules

As the property owners, we enforce these rules and may evict immediately when these conditions are not respected.

·        Insufficient funds or payments

·        Renter of record must be staying for the entire rental period

·        No inside fire (i.e. candles, fondue, etc)

·        No outside fire or fireworks other than grilling

·        The renters will respect the maximum occupancy (6) at all times

·        NO smoking inside the cottage

·        Large gatherings or parties are NOT permitted at any time

·        LESSEE agrees there will be NO LOUD PARTIES at any time. Nantucket County bylaw chapter 101 will be enforced. IT IS UNDERSTOOD AND AGREED that the capacity of the premises is six (6) and occupancy shall not exceed same at any time. There must be an adult at least 25 or older.

·        Sub-letting is not permitted

·        Any disturbances resulting in complaints or police action, illegal activities, or damage to the rental will be considered sufficient cause for immediate termination of your stay, eviction and all payments will be forfeited.

·        The owners are not responsible for loss, theft or damage to renters belongings during tenancy

·        Renters agree to notify the owners immediately if a maintenance problem develops.  Owners phone numbers are posted in the cottage.  Owners reserve the right to make repairs as necessary and to enter the rental with reasonable notice or without notice if renters cannot be reached.

·        Pets are allowed as long as they are properly protected from fleas and ticks with Frontline, Seresto or equivalent.  Pets are not allowed to run free and must be on a leash outdoors at all times.  No pets on the furniture.  Tenants must clean up after pets inside and outside prior to departure.
